Location is Perfect for Condo Stays
A great location if staying on the Boulevard Kukulcan, Cancun. Just cross the street is a Starbucks and large grocery market. Within walking distance are many shops and restaurants.
The condo (F11) was large and accommodated our group of 8. Two bedrooms had master suites. Two bedrooms had 2 Queen beds each and a trundle, and 1 bedroom a King. Kitchen was reasonably stocked for cooking. A washer and dryer was also available in the condo.
Pool and beach access was on property.
Elizabeth was easy to work with and pretty responsive to questions.
We would definitely stay here again if available.
Wifi only available by the Spa, Gym, and pool. There is a bartender at the pool.
December weather was low 80's and humidity.
The condo had ashtrays but did not smell of smoke.

Location: Awesome; Room: Not so much
Me, my girlfriend and her family traveled to Cancun in March for spring break.
The grounds and location of Punta Cancun are great. The pool is very clean and kept at about an 85 degree temperature. There is 24/7 security which is comforting. The beach is small so we didn't spend much time there. The place has a fitness center and a swim-up bar, too.
Across the street there is a grocery store and a number of shops and restaurants as well as a Starbucks.
The room that we had (G1) was a ground floor unit. It had 3 bedrooms and 3 bathrooms. The place had a musty smell, but otherwise was pretty clean. The rooms had very cheap tv's from the early 2000's and the remotes didn't work, even after replacing the batteries. For the money spent, I would expect decent televisions.
The room came with wifi...terrible wifi. Very slow and you couldn't connect to it unless you were close to the router. We thought we'd manage to be able to watch Netflix in the evening before bed (since all tv channels are broadcasted in Spanish) but due to the bedrooms being too far away from the router we couldn't gain internet access. Again, after the money spent, I expected to have at least
decent wifi.
On one occasion we lost our hot water for a couple of hours. Called the front desk, but had a hard time communicating due to the language barrier. They first sent out a guy with a huge 5 gallon jug of water, and we said that we didn't need more drinking water for the room, we needed HOT water. We pointed to the sink, to the hot side and tried to communicate that no hot water was coming out. He must have understood at that point because a few minutes later our hot water was working again. Again, this whole situation was time consuming and annoying. Hot water should not be lost ever at a place like this...if things are being ran how they should be. I have reasons to suspect that they may not be.
Also, pool rules are very strict. If you have children that like to jump in the pool or throw the football in the water and stuff like that, move on because this place is not very kid friendly. Security will make sure that nobody "plays" in the pool. You can also only use the beach towels provided in your room. They will have your room number on them. YOU CANNOT USE YOUR OWN TOWELS. They will make you put away your own towels.
Overall, this is a nice-looking, safe place to stay. But our experience with our room was annoying, especially at night after a long day when all we wanted to do was be able to watch tv or surf the internet. Stay at your own risk. If you don't plan on being on your phone or anything like that then you'll like it here. If you're a stiff and enjoy not having fun in the pool you'll like it here. Personally, I wish we would've stayed at an all-inclusive. Preferably the Riu right next to us.

Great location for Cancun, excellent facility, avoid hotels.....stay in a condo...
I would like to echo all the positives I have read about this building. I stayed twice, in Feb 2012 for 8 nights, and Feb 2013 for 15 nights. Each unit is unique, and individually owned. I found mine on VRBO...it is also listed here on tripadvisor.....4F....a 4 bedroom unit.....the fourth bedroom might be considered a servants room, with only a single bed, but I used it for a week while family members used the other larger bedrooms. If you can put 7-8 people into a unit for under $300/day....compare that to a hotel.....and add in the 3-4 bathrooms, the kitchens, the pools, the deck area and the space available to avoid other guests?......I highly recommend a getaway for a group of friends.....and use one of these units....you can go out to eat if you want, or cook yourselves, or have something catered in, and enjoy the whole atmosphere...

Went with my wife and 2 kids on a nice 5 day getaway. We walked in and the unit was as advertised (thankfully). We didn't realize it was a 3 bedroom which actually worked out perfectly. As you walk in directly to your left is a dead on view of the bluest waters you'll probably ever see.
The rooms were all large in size, the bathrooms were clean and updated. The unit has an espresso machine which didn't have the espresso capsules, not a problem we bought some from the market across the street. There's also a starbucks, shopping and restaurants directly across from the building. Full security 24/7 patrolling the building. When you go down to lay at the infinity pool they were there to ensure no guests of the bordering hotels would come uninvited. There's a great gym with TV's as well as a mini spa room where we got massages.
It was right smack in the center of town so we were close to all the best restaurants. It really was paradise. Ari, the manager of the property, was very courteous and accommodating throughout. When we needed help with wifi or restaurant suggestions he was an email away. A+ experience throughout, highly recommended. Will be returning for sure!

Horrible experience
My family rented a condo from someone who claimed to be the owner named Ari. Found out later he was not the owner and just a middle man trying to scam money.
Everything seemed ok until we arrived at the condo. the pitures that were provided were obviously taken years ago. None of the furniture in the condo matched, and the placed smelled like urine and feces. It was so over powering even with all the windows open it was horrible. I told the staff we would not accept the condo in this condition and were told not their problem. The condo was in horrible condition couch torn, drapes ripped and it looked like it had not been cleaned in a year. It was nothing a quick clean up would solve. I emailed and called Ari and of course he would not reply back. The staff just had a non caring look on their face and would just say in broken english bad owners not their problem.
Do not rent from this con artist. I left immediately notified my credit card company and had to find lodging elsewhere. Lucky for us another friend who had a condo allowed us to stay with them until we found alternative lodging.
